SDA housing, categorised into four design standards according to SDA rules, caters to specific needs and support levels required by residents with disabilities.

Eligibility Criteria
For NDIS SDA

Eligibility criteria for Specialist Disability Accommodation (SDA) include:

  • Significant Functional Impairment:

    Individuals with significant physical, sensory, intellectual, or cognitive impairments can apply.

  • Very High Support Needs:

    People who need high support from other persons for daily living tasks due to the nature or extent of their disability.

  • NDIS Participant:

    Must participate in the National Disability Insurance Scheme (NDIS) with an approved plan.

  • Assessment Confirmation:

    An NDIS planner or coordinator’s confirmation that SDA is necessary for the individual is required.

  • Long-term Need:

    The need for specialist disability accommodation is ongoing, with no expectation of significant improvement in the individual’s condition.

  • Inability to Live in Mainstream Housing:

    The individual’s disability-related needs cannot be appropriately accommodated in mainstream housing, even with home modifications or support services.
